The second bedroom is equally inviting with a cozy Queen bed, flat-screen TV, private bathroom featuring a tile walk-in shower, and direct balcony access. The third bedroom is thoughtfully appointed with 2 Twin beds and a flat-screen TV, ensuring a comfortable stay for all guests. Both guest rooms offer balcony access, enhancing the spacious feel of the unit which comfortably accommodates up to 8 guests.

Tennis enthusiasts will appreciate the on-site courts, providing a fun way to stay active during your stay. After a game or a day out, the sauna is a perfect retreat for unwinding and rejuvenating. The grilling area offers an excellent opportunity for outdoor cookouts, ideal for those who enjoy preparing meals in the open air.

CLEAN BED PROMISE
Every Linen, Every Time: Liquid Life washes every linen for every guest. Every linen means every towel, every sheet, every quilt, and every pillow sham – every time. Inside our commercial laundry care facility, all linens are washed in our high-heat (150 degrees) commercial washers with our select, EPA-approved detergents to ensure complete sanitation. Liquid Life also follows specialized procedures to contain soiled linens and protect clean linens for every guest.

PARKING
One parking pass is included with your reservation. A second parking pass is available for purchase prior to arrival. Your parking pass(es) will be located inside your welcome packet on the kitchen counter upon your arrival.

MONTHLY RENTALS
The property offers monthly rentals in November, December, January, and February. Call our reservations team to get a quote on these rates.

  My family and I love this condo. We stayed in 2021 and again this year! Only complaints we have about our stay are there were no steak knives or sharp knives (only butter knives) and on a rainy day we went to the indoor pool. I cut my foot on a piece of glass that was on the bottom of the pool, noticed several pieces of glass. We immediately informed the groundskeeper because we didn’t want anyone to get in pool and cut themselves.

  August 14-21, 2021: Our vacation at the Palms was the first full week of vacation my entire family of 4 could attend in over 7 years. The photos on this site are spot-on. Everything pictured was just as it is when we arrived.
  
  We each had our own bedroom and bath which is a first for us. The condo is very spacious with beautiful colors, flooring, amenities and a huge balcony overlooking the gulf. The wrap-around balcony ran the full length of the condo from the front of the building to the back - all private. I've never seen such a great floor plan where each bedroom had private balcony access.
  
  Palms 316 inspired me to hurry up and get our own vacation home built as soon as possible. We definitely recommend this unit and Liquid Life for their timely assistance and provisions for reservations, check-in, and being readily available to help with any needs. We had a wonderful experience all around and wish we could have just stayed there indefinitely.

  The unit was very clean. It is stocked with superior cooking equipment . The appliances are new and easy to use. The pictures do not do it justice. It is beautifully decorated. My sister mentioned this many times during our stay. This unit is the best condo we have rented in years. Customer service was excellent.
